If you live in Short Hills, your fall calendar probably runs on muscle memory. Tuesday afternoons at the farmers market. A Paper Mill subscription that renews itself. A loop through the Mall when the weather turns. The rhythm has not changed. What sits inside the rhythm has.

Two of the biggest fixtures in the 07078 experience are in transition at the same time this season. The Mall at Short Hills has quietly become a food destination, not just a shopping one. Paper Mill Playhouse is running a full 88th season while its front-of-house is torn open. Both facts change how a resident actually spends a Saturday.

The Mall's Center of Gravity Has Shifted Downstairs

The retail lineup at 1200 Morris Turnpike still reads the way it has for years. The luxury circuit covers Balenciaga, Bottega Veneta, Chanel, Christian Louboutin, Celine, Dior, Dolce and Gabbana, Fendi, Gucci, Hermes, Jimmy Choo, Louis Vuitton, Prada, Saint Laurent, Tiffany and Co, Van Cleef and Arpels, and the four department anchors sit where they always have. That is not the news.

The news is downstairs. Eataly Short Hills, a 17,000-square-foot space at Mall at Short Hills, provides quick-serve counters offering items like pizza, pasta, gelato, pastries, and coffee, plus a 230-seat restaurant and bar, Eataly Ristorante. It sits on the lower level near Bloomingdale's, with indoor and outdoor seating, quick-service counters, a market stocked with imported Italian goods, plus a wine shop.

For years the running critique of the Mall was that its dining lineup did not match its retail. A resident writing on Tripadvisor put it bluntly, complaining that the mall's high-end stores were paired with food that read more like a food court, and the mall's own reply noted it hoped to add to the dining category soon beyond the newly opened Ruth's Chris. Eataly is the answer to that complaint. It is the first meaningful sit-down destination inside the property in years, and it is drawing weekday lunches that were previously happening in Millburn center or Summit.

There is a second, quieter shift worth naming. Liv Breads Artisan Bakery and Coffee Bar is a local, family-owned bakery bringing European café culture to the suburbs of New Jersey, on the Lower Level near Macy's. Between Liv Breads, Eataly's counters, and Ladurée's Parisian macarons and pastries, the ground-floor loop has become a legitimate mid-morning coffee route. That is not what the Mall was five years ago.

The practical takeaway: if you have not walked the lower level since last fall, you are not shopping the current Mall.

Paper Mill's Renovation Year Is a Different Kind of Season

The 88th season at 22 Brookside Drive is going to look and feel different for subscribers, and the reason has nothing to do with the shows.

Because of renovations at the theater, the season, which is Paper Mill's 88th, will have only four shows instead of the usual five, and the lobby and mezzanine level will be closed. Patrons will enter directly into the auditorium. The theater expects to return to five productions in its 2027-28 season, with the closed areas reopened. The construction begins immediately following the conclusion of Paper Mill's current season with West Side Story and is expected to be complete by September 2027.

Two things follow from that. First, seating capacity is materially smaller this year. Audiences will enter directly into the auditorium for access to the 800-seat orchestra section, while the mezzanine seating level is temporarily closed. If you have historically bought Mary Poppins tickets in December for out-of-town family, buy earlier. Tickets to individual shows go on sale August 24.

Second, the F.M. Kirby Carriage House is back. The theater's F.M. Kirby Carriage House Restaurant, which also has undergone renovations, will celebrate its Grand Reopening on May 6 of this year. Pre-show dinner on Brookside Drive is a real option again after a long stretch when it was not.

The subscription math is worth doing out loud. Paper Mill Playhouse offers three- and four-show subscription packages, available now starting at just $120 per person. For a household that would otherwise buy Mary Poppins and Dear Evan Hansen singles at holiday and June prices, the four-show package is often the cheaper path even if you skip one show.

The Downtown Millburn Rhythm Is Still Tuesday, 1 to 6

Nothing about the farmers market has changed, and that is the point of including it.

The Millburn Farmers Market is a weekly market that includes farm-grown produce, prepared foods, and vendors selling a variety of items. The market runs every Tuesday in Municipal Parking Lot #1 on Main and Essex Streets in Downtown Millburn from 1:00 pm until 6:00 pm.

The residents who make it work are the ones who treat it as a mid-week grocery stop rather than a Saturday event. Weekend farmers markets in Summit, Madison, and Chatham pull the leisure crowd; the Tuesday-afternoon slot in Millburn skews toward people picking up dinner ingredients on the way home. If you have not tried it that way, try it that way.

The Quieter Fall List

The named landmarks in Short Hills that do not require a ticket or a reservation are underused by the people who live closest to them.

• Cora Hartshorn Arboretum and Bird Sanctuary on Forest Drive. Sixteen and a half acres of trails five minutes from the train station. Peak fall color usually lands in the third week of October in this microclimate.
• Greenwood Gardens on Old Short Hills Road. The formal gardens sit in the shoulder season through November, and it is the closest thing to a country estate walk you can do without a car trip.
• Old Short Hills Park. Still the neighborhood default for a Sunday morning with kids or a dog.
• South Mountain Reservation. The Rahway Trail and Hemlock Falls are twelve minutes from Chatham Road. Millburn offers easy access to green spaces like South Mountain Reservation, perfect for hiking, biking, paddling, and bird watching.

None of these is new. What is new is that a resident with an hour on a Saturday can chain two of them together with a stop at Liv Breads or Eataly's counters and never sit in a car for more than eight minutes.

What This Season Actually Costs You in Time

If you have lived here for more than five years, the fall you are walking into is not the fall you remember. The Mall stopped being a store list and became a place where a Tuesday lunch, a Wednesday coffee, and a Saturday takeout dinner are legitimately good on their own terms. Paper Mill is delivering four strong titles under construction constraints that will make the lobby you knew unrecognizable when it reopens in September 2027. The farmers market and the arboretum are unchanged, and that is a feature.

The through-line is that the neighborhood's daily infrastructure is denser than it was. There are more legitimate places to spend an hour within a two-mile radius of Old Short Hills Road than there were in 2022. That density is the reason people who move here from Manhattan stop missing the walkable coffee-to-dinner sequence sooner than they expect to.
